CUSTOMER SERVICE and COURTESY IS PARAMOUNT You will have a crucial position within our company, because you will be the main representative for our company to both our clients and to their hotel guests. Most likely, in the past you have made a hotel reservation over the phone….think about how the person you spoke with made an indelible first impression in your mind about the hotel. Your role is absolutely critical in our clients’ success. In addition to a warm personal presence, our team members must demonstrate creative problem solving. The most important part of your job will be to provide pleasant, effective service whenever you are called on, and you can expect the same experience when working with other Travel Outlook personnel. We need to make everyone we work with – especially our hotel clients and their guests feel cherished and important.

SALESMANSHIP Professional salesmanship is also important, and we will provide highly-focused, proven sales training for you which focuses on two important areas of hotel sales proficiency: conversion, and nightly rate maximization. Conversion is the measurement of how often you will convert an incoming phone call to a hotel reservation, and, of course we strive to convert as many calls to bookings as we can for our hotel clients. Travel Outlook is known for achieving some of the highest conversion rates in the industry. Rate Maximization refers to the nightly hotel room rate that the caller pays to stay in the hotel, and our sales training focuses on achieving the highest hotel rate for each call. This requires the ability to listen to the caller, and to recognize and capitalize on opportunities to book at the higher rate. We’ll go over these techniques in detail during our sales training.

TECHNICAL REQUIREMENTS Often, we connect directly into a hotel s property management system, so you may learn to enter information into multiple property management systems as well as learning about the features and benefits of each particular hotel. To achieve this, we have specific requirements regarding training availability, your technical skills, your computer equipment, and your Internet connection. The application process covers these in detail, but at minimum, the basic requirements are:

  • A Windows-based computer system (Windows 10 or 8.1 recommended)
  • A high-speed Internet connection (25Mb down/5Mb up or higher required)
  • A quiet and distraction-free work environment that would prohibit any ambient background noise.

TRAINING Please note that you must also agree in writing to a background check before employment with us, and we will conduct this check. Employment status is contingent on an acceptable background check. Travel Outlook also reserves the right to perform third-party drug testing on all employees as permitted under your state’s law.

Once hired, you will complete 20 40 hours of group training prior to answering any incoming calls. This includes:

  • sales techniques
  • introduction to hotel property management systems
  • learning about our different client hotels
  • shadowing of live calls with one or more of our current agents.

All training and regularly scheduled hours will be paid bi-weekly in the appropriate pay period. You will be required to complete all four sections of training within four weeks of being hired. Training will take place Monday through Friday between the hours of 7 am and 5 pm MST and will include approximately 30 hours of group and paid self-led sessions.

Additionally, as you progress with Travel Outlook, each month you will be required to complete up to 8 hours of paid continuing education outside of your regularly scheduled work hours.

We are currently looking specifically for applicants in one of the following 18 states: Arizona, Florida. Georgia, Indiana, Iowa, Louisiana, Maine, Maryland, Mississippi, Nebraska, North Carolina, South Carolina, South Dakota, Tennessee, Texas, Vermont and Virginia.

    Conservatory roof: remove glazing and fit a proper roof

    QI would like your opinion on my conservatory roof. Various companies are offering to fit multilayer foil insulation to the underside of the polycarbonate roof and then battens, plasterboard and plaster skim to finish. They claim this will allow me to use the conservatory all year round 75 per cent cooler in summer, 75 per cent warmer in winter. What do you think?

    A As I first warned readers 10 years ago, a conservatory is not a habitable room, being too cold in winter and too hot in summer. Research at Cranfield University has shown that the average south-facing conservatory reaches a comfortable temperature for only two hours a day, unless energy is expended on artificial heating or cooling. The glass or polycarbonate roof and walls have minimal insulation value, and a conservatory is little more than a greenhouse tacked onto the side of a house.

    Unfortunately, instead of paying just a few hundred pounds for a lean-to greenhouse, many people have been persuaded by glossy advertising to pay £20,000 or £30,000, or more, for a conservatory. The conservatory industry has relied for its huge profits on a few slick sales points that a conservatory is a cheaper way of providing space than a proper extension; that it will be erected with little disruption in a week or so; and that conservatories do not require planning permission or Building Regulations approval.

    The planning permission argument has always been suspect. Like any building addition, a conservatory fell under permitted development rights only so long as it was not too big no more than 10 per cent of the existing volume (or 50 cubic metres) for a terraced house, or 15 per cent (or 70 cubic metres) for any other house.

    The Building Regulations situation is more complex. There are in fact several aspects of the Building Regulations that conservatories have always had to comply with such as those governing structural stability and fire safety. But the one that was stressed by the salesmen was Part L the conservation of fuel and power.

    A conservatory was exempt from Part L as long as it was separated from the house by a closing door, and had a roof area at least 75 per cent glazed and a wall area at least 50 per cent glazed. It was this fact that was promoted as a loophole by the salesmen, and resulted in thousands of shoddy glazed boxes being sold, with no oversight from local authority Building Control officers.

    For what it s worth, the percentage glazed area requirement was dropped for the 2010 edition of Part L, so there is no longer any difference between a conservatory and a more solidly built extension. But people continue to be sold the false dream of a habitable room in the garden .

    The firms that fit insulation and plasterboard beneath conservatory roofs are clearly hoping to cash-in on householders disappointment, but I would urge caution. The figures claimed for the expected improvements in thermal performance sound highly theoretical, and I am not aware of any independent evidence to support these claims in practice.

    Furthermore, fitting insulation and plasterboard inside an existing glass or polycarbonate roof entails some risks. Condensation forming on the underside of the glazing on winter nights might drip onto the insulation and damage the plasterboard ceiling. The companies claim that cross-ventilation will prevent this happening but as we have seen with loft insulation in normal house roofs some degree of condensation is inevitable.

    My main reservation, however, concerns the long-term watertightness of the existing conservatory roof. Polycarbonate roofs have a life expectancy of 10 years or less, and even the most expensive glass roofs can suffer rubber gasket deterioration within a similar time frame. Then what happens when the roof leaks onto the new plasterboard ceiling below?

    I might be wrong, and this system might yet turn out to be a good way of dealing with a widespread problem. But my instinct is to treat it with suspicion, and advise that if you want to make your conservatory truly habitable, then put your money towards removing the glazing altogether and fitting a proper roof.

    Property Survey Cost

    A property or land survey determines the boundary lines and accurate measurements of a specific parcel, lot or acreage. The process typically involves researching official records and doing field work on the property. A land survey may be required or desired when buying or selling property, building a fence or a house addition, subdividing a property, splitting a lot, or obtaining or refinancing a mortgage. Many local building or fence permits require a boundary survey, and many lending institutions require a current detailed land survey to reveal any problems with boundary lines, easements and encroachments.

    • Many surveyors charge $50-$220 or more an hour, depending on the type of work performed and the qualifications of the person doing the work. For example, Homestead Land Surveying [1 ] in California charges $55 an hour for the services of a junior survey technician, $95 an hour for a senior technician, $135 an hour for the principal land surveyor, $150 an hour for a two-person field crew and $220 an hour for a three-person field crew. GJB Engineering [2 ] in Virginia charges $50 an hour for administrative work, $85 an hour for a surveying draftsman, $100 an hour for a technician, $150 an hour for a professional surveyor and $140 an hour for a two-person surveying crew.
    • Total costs depend on the type and complexity of survey. A developer building new houses might have surveys done of the entire development then sell a copy of a specific parcel survey to the buyer of that lot for $300-$500. A typical residential lot survey might cost $300-$1,000 depending on local rates and the size and type of parcel; placing permanent stone or metal boundary markers may be optional at $100-$300 each. For example, Texas Land Title Surveyors [3 ] estimates a residential land title survey including staking property corners at $350, and a topographic survey for beach front construction at $450. Ramsey Surveying [4 ] in Arkansas estimates a typical lot survey for less than a half acre at $500 in subdivisions newer than 1970 and $750 for subdivisions older than 1950, with boundary surveys on up to 10 acres starting at $750-$850, and 10-20 acre parcels at $1,750 or more.
    • The cost of a land survey is based on several factors, including the parcel size and accessibility (distance to site and difficulty surveying all lines and corners); availability of information and records; existing evidence on the property (markers from previous surveys); time of year and weather conditions; complexity (a property described as part of a one-mile section may legally require surveying the entire section); improvements like houses, garages, fences or pavement; and more.     What should be included:

    • Provide as much information as possible, including legal documents or plans for the property, any available details on boundary line and corner locations, and any disputes about these lines or corners. Typically, the final product will be a signed, sealed and certified map of the property surveyed, showing what was surveyed and, depending on the type of survey, information like which corners were found or marked, improvements on the property and any encroachments across the boundaries.     • There are many different land surveys. A subdivision survey is needed when subdividing a property and must follow local government regulations.     • In addition to traditional transit and tape, modern surveyors also use electronic distance and angle measuring equipment, including GPS for greater accuracy and efficiency on some types of surveys. Often a surveyor spends more time researching records than viewing and measuring the property.     • A land surveyor must be licensed by the state; most states require a four-year degree in surveying or a related science, plus 4-8 years working under the direct supervision of a licensed surveyor.

    Shopping for a property survey:

    • Prices vary significantly; get several estimates. The state associations [5 ] of the National Association of Professional Surveyors typically provide referrals.

    The cost of the survey really depends upon how old the lot is, what types of land markers are still visible, and what county/cities plans are available they may or may not dispute the lines. We lived in a home that was built in the 1940s and the clerk’s office had varied plans that did not make any sense concerning our boundaries between our two neighbors. We were lucky that we had two boundary marks cites in pervious plans. Basically, the surveyor not only maps your area but there can be a lot of research behind the scenes that also need to be done. That can also take several hours. Remember- you want to pay to have it done right the first time!!

    The fire happened near The Pointe and the Top O’ The River restaurants on Lake Guntersville.

    “A lot of property and a lot of money went up in flames tonight,” said Guntersville Fire Chief Bryan Waldrop.

    Chief Waldrop said about 20 to 23 boats were lost in an overnight fire at Val Monte Marina.

    “The canopy that covered the slips has collapsed on top of the boats, most of those consisting of fiber glass,”he explained.

    Which, when coupled with the wind, helped spread the fire. Chief Waldrop said it will continue to burn for several hours.

    “Pretty much kills the summer for sure,” said Jim Lashley, found out he lost two boats in the fire this morning.

    “I got a text message from a friend of mine who lives in Tuscaloosa, and apparently he had seen some pictures on Facebook. I didn’t believe him,” he said.

    He said that was because he lives a half a mile away and didn’t hear any sirens or anything. But despite the inevitable insurance headaches, boats are replaceable.

    “I’m just glad that there were no lives lost. People spend their nights on their boats down here,” said Lashley.

    Will Kennamer with the Marshall County EMA said some petroleum from the boats did make it into the harbor, but it was very minimal. Luckily, they were able to contain it.

    “Because the sheen is very small it is thin, it’s gonna be easy to take care of,” he said.

    They’re working with the Alabama Department of Environmental Management to keep it that way.

    Property owner Louis Crowder said they will work to rebuild the area as quickly as they can.

    Claiming Your Property

    To claim property in the possession of the Baltimore County Police Department, first speak to the investigating officer assigned to your case. (Contact information for our precincts and Criminal Investigation Division is available online.)

    The investigating officer is responsible for having your property released. If he or she agrees that the property is not needed as evidence, he or she will notify the Evidence Management Unit. The Evidence Management Unit will send you a letter with directions about how to pick up your property.

    You have 30 days after notification by Evidence Management to retrieve your property at the Evidence Management Unit, 700 E. Joppa Road, Towson, 21286. You must present a government photo ID and the letter mailed to you by Evidence Management.

    After 30 days, the property will be considered unclaimed and sold at public auction or destroyed.

    Auction of Unclaimed Property

    The Baltimore County Police Department uses Propertyroom.com to auction off all abandoned, stolen, lawfully seized property of every kind and description that has been unclaimed for 30 days or more.

    This is an ongoing auction available 24 hour a day, 7 days a week. Auctioned items include electronics, jewelry, clothing, bicycles, tools and sporting equipment.

    Seized/Found Property Auctions

    On a daily basis, property items are seized, found or turned into the Peel Regional Police. Any items that are not claimed by the owner are disposed by way of auction. A public auction is held approximately every 3 months on a Saturday. The viewing starts at 9:00 a.m. with the auction starting at 11:00 a.m.

    Principal Liquidators who are located in Mississauga are currently under contract with Peel Regional Police to auction our property items to the general public. All auctions will be advertised by Principal Liquidators in the local newspaper and through their internet site.
