Auto and Homeowners Insurance: Is AARP Looking Out for You?

Last Updated Oct 9, 2009 1:34 PM EDT

The way insurance companies barrage you with television ads promising to save you money, you might think they were paying you instead of the other way around. In the case of the GEICO googly eyes or actor Dennis Haysbert hawking Allstate policies, at least it’s private companies pitching their wares. But then there are the auto insurance ads touting the $388 saved, on average, by people who switched to plans offered through AARP by The Hartford Financial Services Group. The ads also say that AARP members who own homes might save an additional $148 by switching their homeowners coverage. In this case, the trusted nonprofit is lending its name to a commercial venture. Pay less, get the AARP imprimatur. What’s not to like? Read on to find out.

As part of our continuing analysis of AARP s financial services products (earlier stories covered AARP mutual funds and AARP life insurance and annuities ), we wondered how well the huge organization was treating its 40 million members with the homeowners and auto policies it sells. So we examined the coverage and compared AARP/The Hartford prices with those of Allstate, State Farm, GEICO, and Progressive in three zip codes to answer the question, Should you put AARP on your policy shopping list?

Our answer: If you are shopping on price alone, no. You can save money in some cases a lot of money by taking your business elsewhere. But the policies do offer a few appealing features that you might find are more than worth the extra cost. And The Hartford has an impressive customer service record.

AARP has marketed The Hartford s homeowners and auto policies for 25 years and deserves credit for choosing a quality partner. The Hartford was among the top five insurers in J.D. Power and Associates 2008 homeowners and auto insurance customer service surveys. They have a reputation for working with their customers and trying to solve problems without litigating claims, compared to some of their competitors, says Amy Bach, executive director of United Policyholders. a San Francisco-based organization that advocates for consumers on home and auto insurance. The number of complaints filed against The Hartford, as tracked by the National Association of Insurance Commissioners, is below the industry average and has been declining for the past several years.

Middling Marks for Prices

AARP s homeowners and auto policies are often not the least expensive, however, which echoes what we found with its life insurance offerings. There is a cost to having some of the features in the program, acknowledges Richard Hisey, president of AARP Financial, the for-profit arm of AARP. We believe that if you re comparing apples-to-apples features, we will be cost-competitive.

For our price-shopping survey, we asked AARP/The Hartford, Allstate, State Farm, GEICO, and Progressive for quotes for a 53-year-old AARP member driving a 2008 Nissan Rogue and living in a $250,000 wood-frame house. And since the cost of the same insurance can vary by zip code, we requested quotes in Charlotte, N.C.; Scottsdale, Ariz.; and Schaumburg, Ill. We told the insurers to apply any standard auto discounts available based on his driving record and profile. Since AARP s auto rates were for 12 months and the others were for six months, we divided AARP s figures in half.

For auto insurance, AARP/The Hartford was the priciest insurer in Scottsdale and Schaumburg and in the middle of the pack in Charlotte. Progressive was the least expensive in Scottsdale, costing a whopping 42 percent less than AARP/The Hartford. GEICO was the cheapest in both Charlotte and Schaumburg, charging 28 percent less and 15 percent less, respectively, than AARP/The Hartford.

Homeowners Insurance Reviews

Low cost homeowners insurance

By: Carl Laron on April 30, 2015

Low cost homeowners insurance

Best homeowners insurance

Amica Mutual isn’t a household name, but customers say it should be. The company earns top marks for customer service; fast, fair, low-hassle claims; and going above and beyond by connecting homeowners with contractors that have proven track records. Amica offers a good variety of plans and a wide range of discounts. However, Amica is very picky about who it insures and not all homes and customers may qualify. See our full review »

Low cost homeowners insurance

Regional homeowners insurance

Though its name may indicate otherwise, Auto-Owners Insurance writes policies for homeowners, too. The company scores well in national surveys for its personal, agent-based customer service and fair, low-hassle claims experiences, but its policy and payment options may not be as flexible as those offered by some larger competitors. Potential customers will want to check on availability, as Auto-Owners only does business in 26 states.

Low cost homeowners insurance

Best home insurance for military families

Military members and their families have a top-notch homeowners insurance option in USAA. The company earns raves for solid customer service, smooth claims and flexible policies. Customers say the settlement and repair processes are fair and claims are taken care of quickly. Coverage is available nationwide. However, the insurance is only available to service members (past and present) and members of their families. See our full review »

Low cost homeowners insurance

Best renters insurance company

Renters who want competitive rates, flexible customer service and convenient online tools can find all three in mega-insurer State Farm. Customers can choose to work with local agents or deal with the company directly, and experts say the online quote tool gives renters an easy, accurate snapshot of what they’ll pay. See our full review »

Low cost homeowners insurance

Cheap rental insurance

GEICO does not underwrite its own renters or homeowners insurance, instead acting as a mega-agent for a stable of partner insurance carriers, including many well-known names. It matters not, as GEICO lands at the very top when it comes to customer satisfaction with renters insurance. Low premiums are the big reason why, as its buying power lets GEICO extract deep discounts and to pick and choose among carriers to get the best deals for its customers.

Homeowners insurance protects more than you might think

Your home is your castle and, to push the analogy to the limit, homeowners insurance is the knight who swoops in to protect it in times of distress. At least that’s how it’s supposed to work. You only need to read the many tales of woe on the Internet to learn that things can sometimes go terribly wrong. The best way to keep problems from piling up is to choose your policy and insurance company carefully, and to review both every year to make sure they still meet your needs. Unfortunately, shopping for a homeowners policy can be confusing, time consuming and downright frustrating.

Most home insurance policies cover four things. A standard homeowners policy covers damage to your house and detached structures, such as sheds, from situations like fires and theft. Your personal possessions will be covered up to a specified dollar limit, and most policies include liability coverage to pay for property damage or bodily injury to others. Finally, hotel costs, meals and other incidentals are usually covered if you have to live elsewhere while your house is being repaired.

Different homes, circumstances require different polices. When it comes to home insurance, there’s a spectrum of choices. HO-1 and HO-2 policies are named peril policies — you are only covered if loss is caused by one of a list of perils named in the policy; if anything else goes wrong, you are out of luck. An HO-1 policy names 10 perils, while an HO-2 names 16. These policies can be written to pay the replacement cost of your home and personal property, or its actual cash value — and will deduct for depreciation for age and wear — so the payout will typically be significantly less

The majority of homeowners opt for a policy known as HO-3, or a special policy, which covers any damage to your home unless it is explicitly excluded. However, personal property is only covered for specific named perils, such as fire, smoke, hail damage, vandalism, theft and explosions. In addition, although there are some caveats, coverage for your home is at full replacement value, without depreciation. An HO-5, or comprehensive policy is similar, except that personal property is treated the same as real estate — it’s covered unless specifically excluded.

Some homes, especially older homes that have not been updated, can’t qualify for an HO-3 or HO-5 policy because their replacement cost exceeds their market value. In these cases, an HO-8 policy might be the only alternative. However, the HO-8 policy will pay out only the cash value of the home, less depreciation for age and wear — an amount that’s typically far lower than is the case with HO-3/HO-5 coverage. In addition, as is the case with an HO-1 or HO-2 policy, only a specific list of named perils is covered.

Condo and co-op owners should look into special condominium insurance, known as HO-6. That’s because, while condo/co-op owners have control over their unit, the building’s association usually has control over the structure itself and the grounds. That can make HO-6 insurance less expensive than an HO-3/HO-5 policy, but you still need to be vigilant to be sure that there are no gaps between your insurance and the association’s coverage — including any deductibles in its master policy.

Renters need insurance, too. Rental insurance, also known as HO-4 coverage, protects against many of the same perils as homeowners insurance. Like home insurance, renters insurance provides liability coverage and covers your possessions in the event of situations such as fire or theft. Also, like homeowners policies, renters insurance generally pays for living expenses if your unit becomes uninhabitable. The major difference is that it doesn’t cover the structure itself, which is your landlord’s responsibility.

For many homeowners, smaller companies may be a better bet. Flashy television ads aren’t in the budget for all but the biggest home insurance companies, but bigger does not necessarily equal best. Some of the most highly rated home insurers are smaller. These companies may surprise you with low rates, which they need to offer to stay competitive. They may also offer a more personal business approach, especially if you form a relationship with a local agent. However, while some smaller insurers still have a national reach, many only accept policyholders in certain states. Smaller insurers may also be pickier about their policyholders, accepting only those who they think pose the lowest risk of filing a claim.

Military families have some additional options and considerations. A handful of companies cater exclusively to active-duty military, veterans and their families. Some insurers may offer coverage options and discounts exclusively for servicemen and women. Whatever they choose, military families will want to ensure their policies don’t have a vacancy clause that voids their coverage during deployment, cautions the National Association of Insurance Commissioners (NAIC). Policies will also vary on whether personal property is covered when it’s damaged in a war zone, NAIC says.

Renters may be better off sticking to big insurers. Several surveys show that the majority of renters still skip insurance coverage. Experts say that’s a big mistake, considering how inexpensive most renters’ policies can be. Accordingly, for most renters, price and convenience are the name of the game. Larger insurers tend to offer more sophisticated online quote tools that help renters get a quick snapshot of what they’ll have to pay. They may also offer convenient bonuses such as mobile apps, and they don’t rely on an agent-driven sales model — probably best for transient renters who would prefer to do business directly with company representatives online or over the phone.

Who Has the Cheapest Homeowners Insurance Quotes in Washington?

Find the Cheapest Insurance Quotes in Your Area

Washington is the only state named after a US President (George Washington), and is nicknamed “the Evergreen State.” The state has the second largest land area in the US, as well as the thirteenth largest population. It is home to nearly 6.7 million people, although a good percentage of those reside within the Seattle Metropolitan area. It’s a great state to consider moving to – Washington ranks second in wine production nationally – but consumers should keep in mind that there are active volcanos there, such as Mount St. Helens.

ValuePenguin analysts researched the average homeowners insurance rates across Washington and found some interesting facts. Home insurance costs on average $990 per year, and the highest single annual rate we found was as high as $1,383, while the lowest was $645. Read more below, or enter your zip code above to begin searching for homeowners insurance quotes using our quote tool.

Cheapest Homeowners Insurance Companies in Washington

Our analysis took into account quotes for a 2,000 square foot house across 80 locations in the Evergreen State to figure out which which were the best companies for low homeowners insurance rates. Farmers, Liberty Mutual, and State Farm were three of the national insurance companies that we looked at, and here are their average annual premiums for our benchmark house (valued at $200,000):

Best Homeowners Insurance Rates in Washington: by City

The five cheapest cities are all found in north Washington, with four of them surrounded by water, and three of them belonging to the same county. Although many of these cities appear to have similar geographic characteristics as those on our most expensive cities list, there are some subtle differences that make them more affordable. Here are our featured cheapest cities:

Spokane, WA

Spokane is the second largest city in Washington, and it sits in the easternmost region of the state as the county seat of Spokane County. Since it is so far away from the mountain range and the ocean, Spokane is the least likely city to be affected by earthquakes, volcanic activities, or large storms from the Pacific. Although it is very removed from the coastline, Spokane residents still enjoy many recreational opportunities at its seventy-six lakes and five major National Parks – all within a short driving distance from the city. Along with all these benefits, we also found that Spokane has the lowest average annual home insurance rate of $831, 16% lower than the state average.

Bremerton, WA

Bremerton is the largest city on the Kitsap Peninsula, and as of 2013 is home to 39,000 residents. During WWII, when it was the major site for warship construction and repair, the city used to be home to an estimated 80,000 residents on its 28 square miles of land. It is no longer the site of hard labor, and instead hosts the popular Blackberry Festival that takes place every Labor Day weekend. Better yet, Bremerton has the second lowest average annual home insurance rates in all of Washington of $876.

Port Orchard, WA

Port Orchard is located thirteen miles west of Seattle and just a little more than a mile from Bremerton. If it weren’t for the countywide vote in 1857 that renamed Port Orchard’s county to its current name Kitsap, the city would have been the seat of “Slaughter County.” Even though it is a small town of 11,000, Port Orchard has been home to a couple of notable Major League Baseball players and even a professional poker player, Dutch Boyd. Port Orchard is our third cheapest city with an average annual home insurance rate of $886.

Port Angeles, WA

Port Angeles sits in the northewest corner of Washington and is the county seat of Clallam County. The city’s highlights include its heritage tours, through which visitors can see the historical downtown area, which was elevated up to fourteen feet above ground to avoid sewage problems 100 years ago. Even more impressive, all of this engineering was accomplished completely by hand. Average homeowners insurance premiums in Port Angeles are around $893 annually, or $74 per month.

Poulsbo, WA

Poulsbo is also a part of the Kitsap Peninsula, just around an 18-mile drive north of Bremerton. As its first settlers were largely Scandinavian immigrants, Poulsbo’s primary language was actually Norwegian from its inception up until WWII. At that point, its population surged with warship construction workers and the dominant language became English. Beloved by both locals and tourists, Poulsbo is nicknamed “Little Norway” for both its heritage and cityscape. The average annual rate for homeowners insurance here is our fifth cheapest in the state at $913.

Most Expensive Homeowners Insurance in Washington

All of our top five most expensive Washington cities for home insurance are located in the western half of the state, most of which are within close proximity to the water. The geographic positions of these areas exposes the cities’ properties to a higher chance of flood, wind, and similar large-scale damages, which will cause insurance companies to charge higher rates for homeowners insurance. Apart from the natural threats, some of the cities have higher than average home theft rates, which also factors into higher insurance premiums.

Vashon, WA

Vashon, located in the center of western Washington, is nicknamed the “Heart of the Sound” by locals. It is the only part of King County that is an island, and also has the second largest water area in the entire state. As such, there are always opportunities to see marine life when traveling to and from the island on a boat. Vashon seems to be a unique place to live in; however it also has the highest average annual rates for homeowners insurance at $1,150, 16% higher than the state average.

Friday Harbor, WA

Friday Harbor sits in the westernmost part of Washington, just south of the Canadian-American border, and is part of San Juan County. It has suffered development controversies and a water supply shortage in the last hundred years as an island between two nations, but has since grown to become a tourism and retirement hot spot. Locals describe it as “one square mile of walkable seaside activities.” It is not the best news for prospective residents to find out that Friday Harbor ranks as the second most expensive city for homeowners insurance with an average annual rate of $1,115 per year or 13% higher than the WA state average.

Montesano, WA

Montesano is located in the southwest of Washington, and is the closest city to the Pacific Ocean in our Top 5 list. As of 2010, its population is around 4,000, and is growing at a rate higher than the state and nation. The city is advantageously situated for a wide range of activities, from fishing to horseback riding and even hunting. Nevertheless, homeowners in Montesano may find themselves facing average annual home insurance rates of almost $1,114, the third highest in the entire state.

Yelm, WA

The fourth most expensive city, Yelm is located in the southwestern part of Washington, nearly a two-hour drive south from Seattle. Formerly a commercial center for produce and forestry products, the city has now evolved into a popular residential choice for families who work in nearby cities, as well as military families stationed nearby. The average annual homeowner’s insurance rate is $1,096, 11% higher than the state average cost.

Woodinville, WA

Woodinville sits between King and Snohomish Counties, 15 miles east of Puget Sound. The city was previously a farming center, but its current major business lies in tourism, and local wineries and breweries. The population numbered 11,000 in 2010. It is the fifth most expensive city in Washington with a $1,091 average annual rate, 10% higher than the state average.

The annual rates were averaged among several insurance companies to arrive at our mean rate for each city.

Homeowner s Insurance

BREAKING DOWN ‘Homeowner s Insurance’

When a mortgage is requested on a home, the homeowner is required to provide proof of insurance on the property, before the lending bank can issue him or her a mortgage. The property insurance can be acquired separately or by the lending bank. Homeowners who prefer to get their own insurance policy can compare multiple offers and pick the plan that works best for their needs. If the homeowner does not have his property covered from loss or damages, the bank may obtain one for him or her, at an extra cost. Payments made towards a homeowner’s insurance policy are usually included in the monthly payments of the homeowner’s mortgage. The lending bank that receives the payment, allocates the portion for insurance coverage to an escrow account. Once the insurance bill comes due, the amount owed is settled from this escrow account.

A homeowner’s insurance policy usually covers four incidents on the insured property – interior damage, exterior damage, loss or damage of personal assets/belongings, and injury that arises while on the property. When a claim is made on any of these incidents, the homeowner will be required to pay a deductible. which in effect, is the out-of-pocket costs for the insured. For example, a claim is made to an insurer on an interior water damage that occurred in a home. The cost to bring the property back to livable conditions is estimated by a claims adjuster to be $10,000. If the claim is approved, the homeowner is informed of the amount of his or her deductible, say $4,000, according to the policy agreement entered into. The insurance company will issue a payment of the excess cost, in this case $6,000. The higher the deductible on an insurance contract, the lower the monthly or annual premium on a homeowner’s insurance policy.

Every homeowner’s insurance policy has a liability limit. which determines the amount of coverage that the insured has should an unfortunate incident occur. The standard limits are usually set at $100,000, but the policyholder can opt for a higher limit. In the event that a claim is made, the liability limit stipulates the percentage of the coverage amount that would go towards replacing or repairing damage to the property structures, personal belongings, and costs to live somewhere else while the property is worked on.

Acts of war or acts of God such as earthquakes or floods are typically excluded from standard homeowner’s insurance policies. A homeowner who lives in an area prone to these natural disasters may need to get special coverage to insure his or her property from floods or earthquakes. However, most basic homeowner’s insurance policies cover events like hurricanes and tornadoes.

Homeowner’s insurance policy is different from a home warranty. A home warranty is a contract taken out that provides for repairs or replacements of home systems and appliances such as ovens, water heaters, washers/dryers, and pools. These contracts usually expire after a certain time period, usually 12 months, and are not mandatory to have in order to be issued a mortgage. While a homeowner’s insurance does not cover damages that result from poor maintenance or inevitable wear and tear, home warranty covers such issues.

A homeowner’s insurance policy also differs from a mortgage insurance. which is typically taken on home buyers making a down payment of less than 20% of the cost of the property. Mortgage insurance covers the lender for issuing a loan to a home buyer who otherwise, might not be able to get the loan required. Basically, a homeowner’s insurance protects the home owner and a mortgage insurance protects the lender.

El Paso Homeowners Insurance

El Paso homeowners insurance is a must have for those who have just purchased a home or even for people who have owned one for a while! Protecting your home and belongings is always a wise idea; you never know when such protection could come in handy. With the summer months bringing on the monsoon weather you should prepare now for the flooding that may occur. The damage can be extensive and the repairs can be very costly. You will not regret buying your El Paso homeowners insurance, but you will regret it if you don’t!

The price of El Paso homeowners insurance should not be a deciding factor in whether to purchase your policy or not. Finding great homeowners insurance rates is beyond easy – just go online and see for yourself. You will be asked to fill out a simple form and then you will be given many quotes based on your information. A lot of the El Paso insurance companies are vying for your business – so take advantage of the competitive rates.

Types of El Paso Homeowners Insurance

Most people are confused about which El Paso homeowners insurance policy to choose when they see just how many different ones are available. To make things easier they are mainly broken down into two categories, ‘named peril’ and ‘all risk’ Texas homeowners coverage. As the name implies the ‘named peril’ El Paso coverage will protect you from any hazards specifically listed in your policy. For El Paso TX this should include hazards like flooding, dangerous winds and damage from hail. This policy is usually the cheapest because it only provides coverage in certain situations. If you are looking to spend the least money possible then this is the policy for you.

Another type of El Paso homeowners insurance you should be aware of is the ‘all risk’ coverage, which differs from the previous policy because it covers any hazard unless it is mentioned in your policy as not included. This could be anything from nuclear accidents to hurricane damage so make sure to look over it carefully. If there is anything listed that you are concerned about you may want to purchase additional coverage. It is more expensive because it protects you against more hazards, but it is worth the cost if you are really worried about damage to your El Paso home.

There are also special El Paso homeowners insurance policies you can look into such as the older home protection. This is very important for those living in one of the El Paso historic houses because they have unique needs. If your older Texas home is affected by a disaster you may find that it was originally built with outdated materials that are either no longer available or are not sufficient in withstanding future events. This Texas homeowners insurance coverage will help you repair your older home with newer building materials that are safer and more sturdy. It is not as cheap as it used to be to fix a house – so make sure your coverage will help with modern day repair prices.

No matter what homeowners insurance you choose you will receive great structural protection for your home as well as coverage for your belongings. It can be so expensive to not only repair damages to your home but to buy back all of the nice things you filled your El Paso TX home with! You also get extra benefits, for instance if your home is deemed uninhabitable you can get money for you and your family to stay somewhere temporarily until the necessary repairs are made. This eliminates the stress of inconveniencing friends and family members. You can also get mortgage assistance if you are unable to make your payments while you are forced to leave your home.

Saving Money on Your Homeowners Insurance

There are so many easy ways to save money on your El Paso homeowners insurance policy there is no excuse not to purchase your homeowners coverage today! Compare as many quotes as you can from different Texas companies to get the best rate then consider raising your deductible. The higher the deductible the lower the cost of your El Paso homeowners insurance. This is a good idea for those who can afford to pay a little more for the repairs on their home. Ask a representative from the insurance company you choose about any discounts that may be available. The opportunities to earn a discount range from buying multiple policies to installing security features in your house.

At any point in time you could become a victim of a theft, fire or natural disaster. It is important to protect your home and possessions so that you have the least amount of stress possible in the event of a catastrophe. You will be thankful you did!

Personal Property Replacement Cost coverage

Having a valuable lost, stolen, seriously damaged, or destroyed, is stressful enough.

Not being able to replace it can be devastating.

This happens more than you might think.

Many home insurance policies only pay actual cash value, which, after depreciation, can be much lower than the actual replacement cost.

Even worse if an item is alder than the depreciation table allows, you might not receive any money at all.

Ice damming occurs when melting snow runs down the surface of a roof and re-freezes.

As run-off refreezes, the ice builds up and begins to dam the subsequent run-off, causing it to pool.

Unfortunately, shingles are designed to shed water with the help of gravity and they don t perform well against the standing water. Some of the pooled water finds its way under shingles to hidden seams and fastener holes. Some of it re-freezes under the tabs and lifts the shingles, literally opening a floodgate.

Do I need a Flood Policy on Cape Cod?

When new flood maps are issued on Cape Cod, MA, your risk may have changed as well – along with your home insurance and flood insurance requirements.

However, there is usually a six- to twelve-month period between the time the new preliminary maps are issued and the time that they are implemented. This gives you adequate time to protect your Cape Cod Home and, possibly, save on flood insurance.

If your Cape Cod coastal property is mapped out of a high-risk area, your flood insurance costs will likely decrease. If you ve been mapped into a high-risk area, you will be required to purchase flood insurance if your mortgage is through a federally regulated or insured lender. However, you can save money through a process known as “grandfathering.” You can take advantage of grandfathering by obtaining a policy before the new maps take effect. You ll likely qualify for the NFIP Preferred Risk Policy (PRP), which covers buildings and their contents for as little as $119 for the first year. On renewal, you will qualify for the standard rates associated with moderate-to-low risk zones, rather than high-risk zones. To lock in the lower rate, you must purchase flood insurance before the new maps become effective – otherwise, the property will be rated using the high-risk flood zone on the new map. Learn more about grandfathering here.

Know your area. Learn your flood insurance and see when new flood maps will be available for your community.

What Is Not Covered You may be surprised to learn that most homeowner’s policies cover nearly every possible disaster or loss except those caused by floods and earthquakes. Examine your policy to see if any other coverage is needed to protect you from catastrophe. See the U.S. Federal Emergency Management Agency (FEMA) website www.floodsmart.gov for more information about the NFIP. There are other exclusions that may specifically impact you and your coverage.

Insurance is often one of those necessary-yet-avoided topics of discussion. Its importance for family continuity and individual survival is paramount, but no one wants to voluntarily think of the worst that can happen. Sometimes it does happen and local communities can suffer incredible damage from natural and man-made disasters. It is for this reason you need representation that can build a connection, share this knowledge and offer resources in a way that dissolves doom and gloom scenarios and encourages you to see the positive benefits of insurance policies.

The Arthur D. Calfee Insurance Agency, Inc. demonstrates this empathetic capacity to connect with clients specifically in its community about policies and preparing for those surprise catastrophes. The LOCAL INSURANCE agency offers home, boat/yacht, auto, disability and life insurance packages to meet the unique needs of the community.

A 2nd generation company solely family-run, the agency originated with founder Arthur from his home in 1980. He comes from a line of leaders; his name Draper originates from the Draper Family from Hopedale that was responsible for leading the industrial revolution in Massachusetts. They manufactured Looms, which distributed fabric for women internationally.

Art s vision expanded beyond his home borders and he eventually began servicing over 3,000 clients in his immediate territory. It was this single-minded dedication to serving his community that endowed him with Outstanding Citizen of Year by the Falmouth Chamber of Commerce in 1997.

The agency is now well positioned with developed relationships in the industry, enabling the family team to offer its clients more competitive policies. The list includes Arbella, Safety, Encompass, Plymouth Rock, Travelers, Universal Property, Narragansett, ASI, Scottsdale, Lloyds of London and others.

Legacy is vital in a family-run business that serves its local region, and the insurance agency s leadership principles have continued with Art s son, Davidson, as President. He is a humble recipient of the 40 Under 40 Award.

Who Has the Cheapest Homeowners Insurance Quotes in Florida?

Find the Cheapest Insurance Quotes in Your Area

ValuePenguin’s analysts recently took a look at homeowners insurance rates in the most expensive state in the US, Florida. Florida’s homeowners insurance rates are notoriously high because of the sheer amount of coastal real estate and the fact that it’s hit by more hurricanes and tropical storms than any other state. Florida also isn’t any stranger to tornadoes. In our study we aimed to determine which counties in FL had the most expensive (and most affordable) homeowners insurance rates. The state average according to our research was $1,952 per year. Additionally, if you’re interested in figuring out which companies offer the best home insurance rates in your area of Florida you can search for rates using our quote tool.

Cheapest Homeowners Insurance Companies in Florida

We looked at five of the top homeowners insurance companies by market size throughout the state of Florida. Those companies are Citizens Property, State Farm Florida, Universal Property, St. John’s Insurance, and Safeway Insurance. In the chart below you’ll see each of the five companies along with their annual average insurance premium for both a $150,000 and $300,000 home.

Find the Cheapest Homeowners Insurance Quotes in Your Area

Best Homeowners Insurance Rates in Florida: by County

What do the five cheapest FL counties for homeowners insurance have in common? They’re all in the northern half of the state. Historically, these five areas have seen just a fraction of the high wind damage caused by hurricanes, tropical storms, and tornadoes that ravage other parts of the state. Four of the five counties sit within about a 50 mile radius of Jacksonville on Florida’s northeast coast while the other (Leon) is located 15 miles inland on the Florida Panhandle.

Leon County

At the center of Leon County is the home of the Florida State University Seminoles, Tallahassee. The county itself is home to almost 300,000 residents and fortunately for all of them, their homeowner’s insurance costs are the lowest in Florida! At $1,120 per year, Leon County is 50% cheaper than the state average.

Duval County

The largest county on our Top 5 cheapest list, Duval and its county seat Jacksonville have the 2nd most affordable homeowners insurance premiums in The Sunshine State at $1,227 per year or just over $100 per month.

Clay County

Bordered by 2nd place finisher Duval County to the north, Clay County has the 3rd cheapest homeowners insurance in the state. The majority of the residents in Clay County reside in both Middleburg or Orange Park. The 190,000+ citizens of the county pay $1,349 per year to insure their home, or 40% less than the FL average.

Alachua County

Home to Gainesville, FL and the University of Florida Gators, Alachua sits 75 miles SW of Jacksonville almost equidistant between the Atlantic and Gulf Coasts. Homeowners insurance rates in Alachua are some of the cheapest in the state at an average of $1,376 annually.

Putnam County

Just east of Gainesville you’ll find Putnam County. Home to almost 75,000 Floridians, Putnam’s largest city Palatka sits on the banks of the St. John’s River and only 20 miles or so from the shores of the Atlantic Ocean. Homeowners insurance premiums in Putnam County average an affordable $1,392 per year.

Most Expensive Counties in Florida for Homeowners Insurance

When looking at the five most expensive counties in Florida for homeowners insurance two things jumped out, and not surprisingly so. First, unlike our cheapest counties, the 5 most expensive parts of the state all had a significant amount of ocean front exposure leaving themselves more susceptible to high winds from hurricanes and tropical storms. Second, all five counties were located towards the southern half of the state.

Monroe County

Having experienced more hurricane strikes over the last 110 years than any county in Florida, it comes as no surprise that Monroe County and its Florida Keys have the most expensive homeowners insurance rates in the state by a mile. At $5,543 annually, rates in areas like Key West are 28% higher than the next most expensive county and almost 150% higher than the state average.

Miami-Dade County

The spot of the 2nd most hurricane landings since 1900, the cities of Miami-Dade, while not as expensive as Monroe County, are incredibly pricey. At $4,343 per year or $362 per month, homeowns insurance premiums in the county are 3x as much as Florida’s cheapest cities.

Martin County

Martin County on the Atlantic Coast ranks as our 3rd most expensive area of Florida at $4,136 per year. Popular towns in Martin County include Stuart and Jupiter Island. The 146,318 citizens of the county pay 84% higher premiums than the average Florida city.

Collier County

Home to Naples, FL, Collier County borders to the north of our 1st place finsher, Monroe County. With annual homeowners insurance premiums of $3,804, Collier County is $332 cheaper than 3rd place Martin County but still 70% more than the Florida state average.

Indian River County

Rounding out our Top 5 Most Expensive FL Counties for Homeowners Insurance, Indian River County is our northernmost finalist. Best known for its popular beach destination, Vero Beach, county residents can expect to shell out just north of $3,700 annually, or $308 each month.

Average Cost of Homeowners Insurance in Florida: by County

If you’re interested in other FL counties beyond just the top and bottom 5, we’ve gone ahead and included all 67 counties in our table below. They are listed from cheapest (Leon County) to most expensive (Monroe County). The dollar amounts represent the average annual amount paid for homeowners insurance in the area.

Study Methodology

The quotes we compiled were for two different house types and the rates were averaged to give us our final number. The first house was a masonry home valued at $150,000, built in 1990 with a $500 non-hurricane deductible and a 2% hurricane deductible. The house has maximum wind mitigation features. Our second home was also a masonry house. This residence was built in 2005 and is valued at $300,000. It has a $500 non-hurricane deductible, a 2% hurricane deductible and limited wind mitigation features on the home.

Insurance rates were analyzed for 4 different insurance companies: Safeway Property Insurance Company, Citizens Property Insurance Corporation, State Farm Florida Insurance Company, Universal Property Casualty Insurance Company, and St. John’s Insurance Company. The latter four companies on that list are the top home insurers in the state of Florida.

Surveyed homeowners insurance costs in Florida are for illustrative purposes only and actual quotes will vary based on your physical residence, claims history, and other factors.

Get Home Insurance Quotes in Your State

Homeowners insurance quotes can vary wildly depending on where you live and from company to company. Do not only get one quote before you purchase a home insurance policy. There can be thousands of dollars difference between insurance companies for the exact same coverage.

We recommend that you get personalized quotes from at least 3 of the companies below in your area to make sure you are getting a great rate.

What Factors Impact Homeowners Insurance Quotes and Premiums?

Home Type

The type of the home being insured will directly impact the cost of the homeowners policy. Companies that offer online home insurance quotes will typically allow homeowners to select from a list of home types that includes rambler, ranch, raised ranch, one-story, two-story, Colonial, Cape Cod, Victorian, and many others. The material used in construction, like brick or stone, as well as the size will also be considered in the home insurance price.

Home Age

The age of the home will be an important factor when determining the cost of a home insurance quote. Older homes may be more susceptible to problems with aging plumbing and electrical systems, which can be costly to repair. An aging roof may also be problematic and will likely play a role in the overall cost of the policy. Some home insurance companies will offer an age of construction discount, reducing the home insurance premium for homes built before a specified year. Newly purchased and newly renovated homes are also often eligible for home insurance discounts. The age of the homeowner will also play a role in the cost of the premium, with some homeowners insurance companies even offering a discount for relatively elderly policyholders.

Home Location

The location of the home is a fundamental factor in the cost of the home insurance policy. The probability of major perils like hurricanes, tornadoes, floods, mudslides, wildfires, and other natural disasters is often directly correlated with the geographic location of the home. Consequently, the state where the home is located will play a major role in the home insurance quote. Proximity to the local fire department and fire hydrants are also often considered in policy pricing.

FHA Refinance

Learn About Your Mortgage Options

Homeowners enjoy the benefits of investing in their property year after year. For some, there comes a time when that investment can come in handy. Refinancing with an FHA loan can prove to be an effective way to put that equity to work. Keep in mind that FHA refinancing is only available to homeowners who are currently using their home as their principal residence.

FHA Cash-Out Refinance

This refinancing option is especially beneficial to homeowners whose property has increased in market value since the home was purchased. A Cash Out refinance allows homeowners to refinance their existing mortgage by taking out another mortgage for more than they currently owe.

FHA Streamline Refinance

This refinancing option is considered streamlined because it allows you to reduce the interest rate on your current home loan quickly and oftentimes without an appraisal. Quoting Premiums for Combined Homeowners and Auto Insurance Coverage

So they say that getting your auto insurance and homeowners insurance with one policy underwriter and in the next week or I ll be figuring out whether I can find a better deal than I m getting right now. Currently my auto insurance is through Geico, my homeowners insurance is through Travelers, and while they have an agreement with each other, neither gives an additional discount because the other policy is through their partner (as confirmed by a CSR on both ends). So, my plan now is to get a quote for both auto insurance and homeowners insurance from State Farm, Allstate, Progressive, Erie Insurance, and any others I may have missed (please leave comments if you know of one I should request a quote from).

My current auto insurance premium from Geico General Insurance Company is $344.90 per six months, or $689.80 per year. My current homeowners insurance premium from St. Paul Travelers Company is $712.00 per year.

That puts my annual total for both at $1401.80, or around 116.82 per month, let s see if any of the above listed insurance companies can beat that.

FHA Streamlined Refinance also cuts down on the amount of paperwork that must be completed by your lender saving you valuable time and money.
